Do Tenants Have To Worry About Flood Damage?

A vans of restoration company Helping people to make it "Like it never even happened," SERVPRO is here for your needs in flood damages!

Do Tenants Need To Be Concerned About Flood Damage?

When it comes to a rental property, there can be a lot of confusion about the type of coverage you need. Renter’s insurance usually encompasses different liabilities, aside from what an owner’s does. If you rent a commercial property, you may be wondering which protections you should and shouldn’t invest in. You never want to overpay on insurance; however, having the proper protections is also important.

1. Structural Damage

More often than not, you will not need structural damage coverage. This is something that the owner will have to cover a portion of. Structural damage refers to anything that can compromise the structural integrity of the building. It can also refer to damages to the building itself, such as softened walls, flooring and mold a professional service will have to tear out.

2. Material Damage

One reason you need renter’s insurance is due to property damage. The owner may be liable for structural damage, but you are responsible for your own possessions. For instance, any furniture or personal belongings that end up damaged in the flood are your responsibility.

3. Unusable Conditions

Depending on the nature of your business, you may have to take your work elsewhere for a while. When there is a severe flood, the damage sometimes makes a building unusable. If your commercial property has to go through restoration, then you may need to work somewhere else. Without renter’s insurance, you would have to pay out of pocket for all of the expenses.

While there is some insurance coverage you can bypass as a tenant, flood insurance is not one of them. You do have to worry about flood damage, especially concerning personal property. Not all damages are going to be to the structure of the building. Personal belongings and cosmetic designs within the structure may need to be replaced. Without insurance, this can be costly and could even put your Stone Oak,TX, business in serious debt.

3 Materials That Can Encourage Mold Growth

3 Materials That Promote Mold Growth

After flooding ravages your San Antonio, TX , home, facing cleanup efforts can be daunting. There is much to do, from calling a flood cleanup and restoration company to drain away the water to retrieving items that have been damaged. As you move through this phase, you may discover that mold damage has affected some of your belongings. While mold does not grow on every surface, there are several that can accelerate its growth pattern, especially after a flood.

1. Wood

Wood can display mold and mildew growth as early as 24 hours after a flood occurs. Mold feeds on wood because it is organic and because as a fungus, mold does not require sunlight to grow or spread. Some items that may be affected by mold growth include furniture, wooden floors and decorative moldings around doors and windows.

2. Paper

Because paper is made of wood pulp, it can be quite vulnerable to mold. This means the fungus can affect important documents if they were exposed to moisture or high humidity after a flood. You may want to retrieve these papers as soon as possible and set aside any books or other paper treasures you wish to restore. Your mold remediation experts may be able to offer you additional advice about how to salvage them.

3. Drywall

Finding mold damage on drywall can be common after a flooding mishap, no matter the grade of the water. The fungus may also affect insulation behind any drywall and cause it to rot. Any affected drywall should be cut away and the insulation replaced, as it cannot be dried or salvaged and may smell unpleasant once it starts to mold.

After a flood in your San Antonio, TX, home, you may be dealing with a variety of mold damage. While mold can affect many different belongings in your home, taking action right away can help you begin the process of remediation and prevent further damage to your home and treasured items.

3 Steps To Take After Your Toilet Overflows Due to Flooding

8/31/2021 (Permalink)

Overflowing broken toilet Sewer damage due to flooding in your home might cause your home's toilets to overflow without warning.

Three Things To Do If Your Toilet Overflows Due to Flooding

Serious flooding in your Timberwood Park, TX, neighborhood can cause problems. Rushing water can result in damaged streets, power failures and, most troublesome, sewer damage. When this occurs, it can cause your home's toilets to back up and overflow. However, it is important not to panic when this happens, and there are a few steps you can take right away to protect yourself and your family.

1. Try To Seal Your Bathrooms

Sewage flood water is also known as black water and contains urine, feces and bacteria that can cause viruses and other types of illness. Containing as much of the flood as you can may help you stem the flow and keep it away from other areas of the home. Shut your bathroom doors, and seal them with industrial tape if possible. Stuff the bottoms of the doors with towels to prevent leakage.

2. Make Some Phone Calls

Once you have the area as contained as possible, you may want to call your local sewage company and let them know about the problem. Your home may not be the only one affected, depending on the severity of the flooding, but reporting the issue may bring sewage technicians out faster. You can also place a call to a flood cleanup and restoration company to come and remove the sewage water, as this should only be performed by qualified flood techs who know how to handle black water and sewer damage safely.

3. Avoid the Flooded Area

A flooded toilet can cause used toilet paper, feces and other dangerous sewage to flood your bathroom. Because this sewage contains a large amount of bacterium, it is wise for you and your family to find shelter until help arrives. Move to another part of the house or another safe location and keep your pets away from the mess, as the pathogens in the contaminated water can make them very ill if they get antying in their mouth, eyes or ears.

Sewer damage due to flooding in your Timberwood Park, TX, might cause your home's toilets to overflow without warning. Knowing what steps to take if this happens can help you stay safe and secure until help arrives.

3 Secrets You Didn’t Know About Mold

Mold: Three Things You Didn't Know

Trying to deal with black mold growth during the rainy seasons in San Antonio, TX, can become quite the task. It becomes tiresome to clean up floodwater, but it’s much worse to deal with the mold damage that comes as a result. Frustrating as it seems, it’s important to understand mold in order to begin dealing with it.

1. Mold Is Found Everywhere

Even though you can’t see them, black mold spores can be found almost anywhere you look. When mold spores are in their dormant state, they will not form into the telltale black spots until they find a suitable place to start growing.

After mold has dried, the spores take on the characteristics of dandelion seeds and use their newly exposed cellular legs like a parachute in the wind to search for the next damp spot to settle down. That’s why it’s almost impossible to isolate mold if you have a moisture problem in your building.

2. Mold Eats Too

Like all organisms, mold requires not only an environment to thrive in but also a food source. Made up of billions of organisms, growing mold will devour almost anything it is growing, including wood, carpet, drywall, and any material that has been made with organic matter.

Over time, this can create weaknesses in structures and walls, which can cause them to collapse or cave in. Many building materials are built to withstand minor or temporary water buildup, but they can’t always prevent mold from taking over and creating catastrophic damage.

3. Mold Can Survive in Almost Any Environment

Although growing mold prefers warmth and moisture, it can survive almost anywhere. Mold has been found to spread even in cold or dry locations; however, the process may take longer. If for any reason the growing process stops, mold will then dry up and move on to a new location or stay dormant until the environment is suitable again.

Black mold can be a nightmare to deal with for property owners in San Antonio, TX. A skilled restoration service can help you with mold cleanup to recover from a devastating outbreak.

Why Do Fire and Water Damage Go Hand-in-Hand?

7/22/2021 (Permalink)

Wall has suffered severe smoke damage due to a kitchen fire. Fire cleanup is a job for an experienced and professional restoration company like SERVPRO of Stone Oak.

What's The Connection Between Fire and Water Damage?

When you walk through your Timberwood Park, TX home after a fire has been put out, you may be surprised to see the amount of damage. Common types of damage in your home in addition to fire damage may include:

  • Water
  • Smoke
  • Odor

The smoke and odor damage usually aren't that surprising because they are a byproduct of the flames, but why is there so much water in your space?

The Extinguishing Factor

The number one reason for excessive water damage after a fire is how the flames where dampened. Firefighters use large amounts of water to ensure the flames are fully extinguished. If they don't use water, your entire house may end up being burned to a crisp. Other extinguishing techniques, such as ventilation, cause different types of damage to your home. Fires are dangerous, and therefore need to be put out even if it means adding to the repair list.

The Elements

Not only can the fire hose add water to your home, but so can the weather. If it's raining during a fire, moisture may make its way into your home through holes in the roof or walls. Shattered windows could be another weak spot for the elements.

If it takes your fire restoration team a few days to get to your house after the damage has been done, the weather over those couple of days could also affect the damage done to your home. Rain and wind may increase the need for repairs.

The Time

Depending on how quickly you can start the repair process, fire damage can start to get worse. After the flames have been extinguished, some of your plumbing may be in disrepair. This can cause flooding in your home if professionals are unable to come out right away.

When flames erupt in your home, you expect there to be fire damage. You should also know that this travesty can cause odor, smoke and water damage too.

Three Categories of Water Damage

Did You Know That Water Damage Is Actually a Very Broad Term For a Water Loss?

There are actually three different categories of water losses that can occur, and with each category of damage comes a different remediation process. Not only that but a once simple water loss can be turned into a category three nightmare by waiting to remediate it before it is too late. There are a lot of different things that can go into water losses, and the categories they are classified as, but a very basic overview is below so you can know the difference between Category 1, 2, and 3 water losses.

Category 1: "Clean Water"

Category 1 water is from a clean source like a broken water supply line or a leaking faucet. If not treated quickly, this water can turn into category 2 or 3, depending on the length of time, temperature, and contact with surrounding contaminants.

Water from a clean source like a broken water line

If left untreated can degrade into category 2 or 3

Category 2: "Gray Water"

Category 2 water is contaminated and could cause discomfort or illness. Examples include washing machine overflow; toilet overflow with some urine, but no feces; or dishwasher overflow.

It May contain bacteria and viruses

Can quickly degrade into category 3 if left untreated

Category 3: "Black Water"

Category 3 water is grossly contaminated and could cause health effects. Examples include flooding from rivers or streams, water from beyond the toilet trap, water from the toilet bowl with feces, or standing water that has begun to support microbial growth.

May contain untreated sewage, harsh chemicals, disease-causing bacteria, and flesh-eating microbes

Water from flooding rivers or sewer backup

As you can see, each job is a different one, and the circumstances for each loss can change depending on what caused the loss, how long it was sitting before being remediated, and how contaminated the water is, so the remediation process can differ depending on what is required.

A certified water restoration technician such as the ones we employ at SERVPRO of Stone Oak is trained on how to accurately classify a water loss so that remediation can be performed effectively and safely.

As a business owner in San Antonio, TX, you may want to create this type of emergency plan for a number of reasons:

1. Figure out who to call. If you never think about the possibility of storm damage hurting your property, you may not know who you should call when disaster strikes. You can even pick a commercial storm damage cleanup expert you would want to work within this type of situation.

A Grease Fire Requires Immediate Action

6/2/2021 (Permalink)

Cooking pan on fire There’s always a small risk of a grease fire.
When you’re cooking on the stovetop with oil in Stone Oak, TX, there’s always a small risk of a grease fire. Some of these are no big deal if handled correctly. Unfortunately, many cooks panic when they experience their first one, and doing the wrong thing then can have catastrophic consequences. Being mentally prepared will make all the difference.

Water Is Your Enemy Here

Never use water on a grease fire. When water meets hot grease, it instantly flashes into steam, creating an explosion and spreading burning oil as far as 10 feet away.

So Is Oxygen
So, you can’t use water; what should you do? Try these quick steps for fast fire control:

  • Immediately cover the pan with the lid or a metal baking sheet.
  • Turn off the heat.
  • If the fire is small, use baking soda or salt on it.
  • If it’s burning beyond the pan, immediately exit and call 911.

Note that you can use baking soda but never baking powder or flour. Soda and salt may starve the fire of oxygen – as will covering it with a lid – but flour will give it more combustible material.

Prevent the Disaster
Next time you use cooking oil on the stovetop, think about what you would do if it catches fire. Think about where the lid – or an adequate metal cover – is and how quickly you can grab it.
If you’re prepared, you’re less likely to panic – and panic often involves water. YouTube has many videos of what happens with a small amount of water; it’s quite terrifying. Make sure everyone in your house who cooks knows not to use water on a grease fire!
If the fire remains in the pan and is covered quickly, chances are there won’t be any significant damage. However, even if you don’t need a fire cleanup, burning oil creates tons of smoke damage. Once it spreads into a second room (or further), you’ll need a reliable smoke and fire damage restoration company to deal with the mess. Their specialized equipment can easily whisk away the smoke odor and their account representatives can help you with insurance claims.

How To Prepare First Aid Supplies for Your Office

First Aid Supplies

In terms of an office emergency, preparation is essential. That said, having the correct equipment on hand to manage office injuries due to fire, flooding, high winds, or other potential disasters is a must to maintain employee health and safety. If you are a business owner looking to arm your office with a proper emergency kit, follow this guide to ensure you have the supplies necessary to withstand a potential office injury.

Organize a First Aid Container
Every office in Stone Oak, TX, needs a well-stocked, up-to-date first aid kit. The materials must be easily accessible in an emergency, and you should inspect the contents annually to maintain freshness. A proper first aid kit includes:

  • Gauze pads.
  • Adhesive bandages.
  • Medical tape.
  • Latex gloves.
  • Blankets.
  • Elastic Wrap

Include Tools
Before your employees require first aid care, be sure that you have the proper tools available in addition to the first-aid container. Tweezers are handy for applying bandages in a sanitary, hygienic manner, and scissors assist in severing hard-to-cut tape and gauze. Further, ensure your emergency kit contains resuscitation equipment, such as a mask and airway, if necessary.

Have Medicine On Hand
Bandages are only effective when they are used to cover a clean wound versus a dirty one. Therefore, ensure your emergency kit includes medicine to efficiently and safely clean cuts and other skin lacerations. Hydrogen peroxide, rubbing alcohol, and antibiotic ointments are all effective topical medications to have on hand if needed.

Post Emergency Phone Numbers
Workplace injuries can often be cared for without medical intervention. Regardless, near your first aid supplies, post relevant phone numbers like those belonging to the local hospital, police station, fire station, and poison control center. Also include the contact information for commercial building restoration services in case structural damage is also present. As always, if a more severe injury occurs, contact 9-1-1 immediately.
Workplace injuries can happen anytime, anywhere. Prepare your office with a proper first aid kit to ensure your employees remain safe and protected.

3 Steps To Take After a Furnace Puffback

If you experience a furnace puffback in your Timberwood Park, TX, building, that’s usually a sign that something has gone wrong somewhere in the building’s heating system. Unless you’re in the HVAC repair business, you’re most likely not going to attempt to fix the problem on your own. What about cleaning up the dirt and soot that somehow appear to be everywhere inside the building? Like HVAC repairs, cleaning up puffback damage is a job that is best left to the professionals. After a puffback, stick to these steps to ensure that the damage is cleaned up correctly.

1. Don’t Attempt DIY Puffback Cleanup
After a puffback, soot is likely to be everywhere, even inside closed drawers and cabinets. The clouds of soot that are produced when an oil furnace releases a puffback are nothing like ordinary dirt and dust. This type of soot contains oil. It is typically black, streaky, sticky, and impervious to everyday cleaning methods. Incorrectly attempting to clean up soot could end up making the problem worse, and ultimately making the soot harder to remove. Furnace soot from a puffback is extremely difficult to expel from most surfaces without professional training and equipment.

2. Call Your Insurance Agent
Instead of attempting to clean up puffback damage on your own, walk through the building and assess the situation. Make notes and take plenty of photos. Then, contact your property insurance agent to report the puffback. Your insurance company may have preferred contractors for HVAC repair or soot cleanup that could save you money. Next, contact someone to repair the heating system.

3. Contact a Restoration Business
Finally, call a professional remediation company that has experience in cleaning up soot damage from an oil furnace puffback. A professional cleanup crew will have the right solvents and cleaning tools to remove most soot and odors from your building.
If a puffback happens in your building, leave the restoration work to the pros. Don’t make matters worse by trying to clean up the puffback damage on your own.

Can Commercial Tenants Get Flood Insurance?

Flood Insurance

Renter’s insurance covers the contents of a space rented by a commercial tenant. A lessee can obtain insurance coverage that specifically applies to damage caused by flooding, which is often excluded from general commercial renters policies. The availability of National Flood Insurance Program policies varies based on the location of rented property in San Antonio, TX.

Renters Policies May Exclude Flood Damage
Renters policies for commercial structures tend to cut out damage caused by flooding. Exposure to contaminated water can damage or destroy any of the following high-value contents:

  • Appliances and devices
  • Fixtures
  • Inventory

While a property owner and lessor is responsible for restoring a structure damaged by flooding, a tenant or lessee is responsible for replacing damaged contents. For this reason, it can be helpful to seek out dedicated flood coverage for commercial renters.

The NFIP Offers Renters Insurance
The NFIP is administered by FEMA. While this program does offer renter's insurance, a tenant must see whether the NFIP is available in the area in which a property is located. In general, the NFIP is more likely to be an option in designated flood zones.

Private Insurers Provide Flood Policies
If the NFIP does not offer policies that cover a rented commercial space, a business owner may want to obtain a flood policy through a private company. Check the limits and terms of any policy to ensure that it covers the costs of replacing ruined commercial contents. It may be possible to obtain a rider on a general commercial property insurance policy for rented premises or a business may have to obtain a separate policy.
Flood insurance coverage may be available through the NFIP for business owners who rent property located in a flood zone in San Antonio, TX. If an NFIP policy is not available, a private insurer may offer renter’s insurance for flooding in addition to general commercial insurance.

3 Safety Tips for Wet Light Fixtures

3/24/2021 (Permalink)

water coming out a light fixture Water coming out a light fixture can cause damage to your home.

Safety Precautions

A leaky pipe or roof can introduce water to light fixtures. The presence of moisture in close proximity to electrical lighting raises the risk of electric shock at a residence in Timberwood Park, TX. It is important that homeowners and occupants are aware of water in light risks and take safety precautions leading up to water damage restoration.

1. Turn Off the Power
Electrical lighting and water do not mix. It is critical to shut off the flow of electricity to reduce electrocution risks. Never attempt to use a light switch. Even after the power is off, it is advisable to use a non-contact voltage tester on a dry electrical source to ensure no electricity is flowing through lines prior to any attempt to deal with ceiling damage.

2. Shut Off the Water If Necessary
If the water in light originates from a broken or leaking supply line, it will also be beneficial to shut off the water supply. While this measure will not eliminate water that has already collected above the ceiling or in a fixture, it can prevent more water from taking the same course.

3. Contact Restoration Experts
A ceiling that has become swollen with water and flooded light fixtures poses serious safety and restoration challenges. Homeowners should schedule an inspection with certified water damage restoration professionals. These experts can take measures to minimize the risk of structural damage or ceiling collapse and try to limit water damage to a home interior.
The potential for electrical shock to occur at any point in a circuit is one of the primary water in light dangers. A risk is posed when interacting with a light switch in a household in Timberwood Park, TX, let alone attempting to directly address the ceiling leak or flooded fixture. Homeowners should shut off the power or contact the electrical company before contacting trained restoration professionals.

What To Know About Rental Insurance Fire Damage Coverage

Rental Insurance Fire Damage Coverage

Before you moved into your Stone Oak, TX, apartment, you probably purchased renters insurance. You may be wondering exactly what that insurance does and does not cover. Most rental policies can be applied to various types of emergencies, including:

  • Storms
  • Theft
  • Accidental overflows of water

Fire is another common peril covered by insurance. However, there are some limits to this coverage. Here are some factors that determine the payout you will receive from your insurer.

Structural Versus Personal Property Damage
The structure of your apartment building is considered the landlord's responsibility, not the tenant's. Any fire damage to the walls, floor, or roof should be covered by the property owner's insurance.
Your renter's insurance, meanwhile, should pay for harm to your personal property within the apartment. You can use this insurance money to replace certain items or to hire fire restoration professionals who can repair your belongings.
Even if the fire resulted from your negligence, the damage should still be covered by insurance. The insurer could deny your claim if it determines that you criminally set the blaze, however.

Replacement Cost Versus Actual Cash Value
Check your policy to see if it includes replacement cost coverage. If not, consider purchasing this inexpensive endorsement. This way, if any of your valuables do need to be discarded following a fire, your insurance will give you enough money to purchase new items.
Without this endorsement, the insurer may only reimburse you for the actual cash value of those destroyed belongings. This amount is likely insufficient to purchase replacements.

Loss of Use
Your rental policy may additionally include loss of use coverage. This helps pay for any temporary living expenses you incur, such as hotel payments, while your apartment is being restored.
Renters insurance does pay for damage to your personal property after a fire. To ensure you can actually replace any items that are destroyed in the blaze, you should purchase a replacement-cost endorsement. Your policy may also provide loss of use coverage if you have to temporarily move out of your apartment.

Landlord and Land Developer Responsibilities To Protect Against Mold Lawsuits

Landlord and Land Developer Responsibilities To Protect Against Mold Lawsuits

Commercial property owners need to understand their liability risks when renting or leasing to tenants. Blindly making agreements and not concerning yourself with the insurance risks, like mold insurance claims, can lead to costly consequences. Therefore, as an owner of a residential complex or a commercial building, keep in mind the basics of property ownership and your responsibilities to potential tenants.

Healthy environments
Protection against property damage
Sustained building function and maintenance

Residential Landlords
If you own a duplex or other residential rental property, then understand that most states require you to maintain a habitable environment for tenants. Therefore, if your building becomes infested with mold, tenants can sue you, holding you liable for any property damage or loss. At the first sign of a potential problem, call a mold remediation company in San Antonio, TX, to test and clean the property, if necessary, notifying the residents every step of the way.

Commercial Landlords
Commercial landlords need not be as concerned about the potential for mold insurance claims, but that does not mean they are free of all liability concerns. Laws are less protective of commercial tenants because the justice system sees enterprises as more capable than a typical renter. Most businesses looking to rent a retail space are savvier with contract negotiations, meaning protections are within the language. However, most states still require landlords to maintain a facility that is fit for the intended use, which means mold is always a point of possible litigation.

Contractors and Developers
Contractors and land developers also contend with the potential for a mold claim. Many mold lawsuits stem from damage during construction or the use of improper materials or techniques, resulting in mold growth.
Falling victim to mold insurance claims is potentially costly for property owners. To ensure your facilities remain habitable and conducive to their intended uses, perform routine maintenance and inspections, keeping clients and your building in operation and happy.

Water damage leads to many adverse effects, including contamination. As a business owner, you should be acutely aware of this issue. Blackwater, in particular, can be hazardous.

Categories of Water Contamination

There are three categories of water damage that are dependent on the level of contamination present:

  1. Category 1 is clean (or white) water;
  2. Category 2 is greywater;
  3. And category 3 is black water.

Category 1 Examples
Clean water is the least contaminated of the bunch. It occurs during issues such as:

  • Broken pipes
  • Bathtub overflow
  • Sink overflow
  • Appliance malfunctions that only include problems with the water supply line

This is not an exhaustive list, but it contains the type of simple water supply issues that would constitute clean water leaks into your space. Clean water may sound more appealing, but it can damage the integrity of your space, as well as descend into category 2 or category 3 territory if left untreated or stagnant.

Category 2 Examples
Greywater doesn't sound pleasant, and it can cause unpleasant side effects if encountered. It harbors microorganisms such as fats, oils, chemical agents, bleach, and germs. It is harmful and needs to be contained. Here are some issues that may constitute greywater:

  • Toilet water leaks (with urine only)
  • Dishwasher leaks
  • Spa bath malfunctions
  • Sump pump failures
  • Dishwasher malfunctions
  • Washing machine damages

It includes any sort of water leakage that is in contact with the microorganisms mentioned above. If left untreated, it can quickly become septic.

Category 3 Examples
This is when black water enters the picture. This contains even more toxic agents than category 2. This can happen when the water source, itself, is contaminated, such as during:

  • Sewage leaks
  • Flooding
  • Standing water
  • Storm surges

If you suspect that water is contaminating your business in San Antonio, TX, it's best to contact your local remediation experts as soon as possible to determine the category and perform sewage cleanup, if necessary.

3 Common Commercial Irrigation System Problems and Solutions

Has your building in Stone Oak, TX, been experiencing troubles with the irrigation system? This is a frustrating experience, but there are a few common problems that comprise the majority of troubles. Luckily, these issues are solved with relative ease.

1. Low Flow in Big Areas
If your heads are barely spraying water, it is likely that you have a pressure issue. There are a few causes of this problem. First, your backflow device may be malfunctioning. Check to be sure the valves are completely open. Another more serious issue is a possible water leak somewhere along the lines. This is a huge hassle because it also leads to flooding and water damage to your property. If water damage is an issue, it's best to call in a water damage restoration specialist.

2. Individual Sprinkler Issues
If individual heads in your irrigation system are not activating, it's most likely an issue with the single sprinkler itself. This means no widespread irrigation problems, and it's usually an easy fix. Inspect the head to see if it is damaged or clogged with mud or other debris. If this is a reoccurring problem, consider lowering your heads a bit further into the ground to protect them from law care crews or foot traffic.

3. Large Areas Not Turning On
If large swaths of sprinklers aren't turning on, the culprit is probably electrical in nature. The controller needs to be inspected and checked for any obvious frayed wires, and you should also use a multimeter to check that the correct amount of voltage is flowing. Normal voltage is about 24 to 28 Volts. Sometimes only a single part needs replacing, but other times a full controller replacement is necessary. It's best to consult a technician to know for sure.
While an irrigation system may seem complicated, there are only a few issues that affect most properties.

The Three Categories of Water Contamination and What To Do About Each One

1/13/2021 (Permalink)

Blue background of water with the words WATER CATEGORIES in the middle It's important to know the difference between the three types of water contamination

Three Types of Water Contamination

Did the toilet overflow? Has a pipe burst in the home? Situations like these create not only a mess but also exposure to contaminated water. Homeowners in San Antonio, TX, should tend to the flooding quickly, avoiding additional harm to the property. It's not enough to dry up the moisture. Much like treating your own health issues, it's best to know the cause and how to properly treat the concerns. Understanding which water entered the premises should assist in creating the proper cleanup treatment; therefore, it's important to know the difference between the three types of water contamination.

Category 1
Not all water in the home is clean. Several lines such as the sewer system house the used fluid. Known as black water, it contains high levels of chemicals and bacteria. Be extremely cautious with toilet backups. A blockage could be pushing the flow back into the home. In addition, external exposure from floods falls into this section. Rising waters from streams and water bring a host of microbes, allowing microscopic organisms to penetrate into porous materials.
When this occurs, contact a water remediation company to evaluate the premises and complete the following actions:

  • Inspect the amount of devastation
  • Tear out polluted materials
  • Extract excess humidity
  • Perform content cleaning services

Category 2
This contaminated water is labeled gray water and has lower levels of bacteria. Appliances such as the washing machine and dishwasher clean the grit out of your belongings. The water may have particles from food or bacteria. Evaluations should still happen here. It's best to see how far the dampness progressed. Sometimes that isn't as visible. Moisture readings may help with this, revealing what must be taken away.

Category 3
A clean supply line break releases water, but it does not house microbial particles. It should be dried up and treated. If left unattended, the moisture settles in, activating spores and progressing to category 2 or 3 conditions.
Consider the event and if you have contaminated water. Then, seek specialists to aid in recovery.

3 Ways To Make Home Landscaping Flood Resistant

Three Home Landscaping Tips

The landscaping surrounding your home can be more than ornamental. If you reside in a flood-prone area of Stone Oak, TX, you may want to pursue any or all of these three home landscaping tips for diverting outside flooding away from your home.

1. Adjust the Grade
Many homes that are located in flood-prone areas are situated on high ground or constructed on raised foundations. If water still accumulates around the foundation of your home during heavy rains or flooding, you may want to add swales. These channels dug into the landscape can redirect the course of water away from the foundation of your home during a heavy rainstorm or flood event.

2. Check the Drainage
The water that filters down from the roof of a home should also be directed away from the foundation. Gutters should connect to downspouts, and diverters can be useful for making outside flooding flow toward features such as swales, rain gardens or drainage rather than pooling around the foundation where it has the potential to damage the structure or interior of your home.

3. Cultivate Natural Barriers
Rain gardens and other natural plant barriers can be highly effective for managing water flow. The ideal location for these features is at least 10 feet away from the foundation of your home or in swales. Plant root systems slow the flow of water over the surface of the ground and absorb moisture to make rain drainage more effective. These gardens should ideally contain local plants that require a minimal amount of maintenance between rains.
Outside flooding poses major water damage risks. As heavy rainfall accumulates and bodies of surface water overflow, contaminated water may spread across flood zones in Stone Oak, TX. If your home is located in or near one of these zones, flood-resistant landscaping measures may prove useful for limiting the severity of flood damage.

Maintain Air Ducts to Avoid Mold

Black mold loves to grow in dark locations, which tend to provide the water, food, and temperatures needed for survival. For businesses in San Antonio, TX, a common place for spores to flourish are in the air ducts. If the humidity levels are too high, it can create excess moisture while the accumulated dust is an ideal food source.

Signs of Growth

Staying diligent about replacing filters and ensuring the HVAC system is regularly inspected are two key ways to avoid a fungus issue. During humid periods, being extra cautious is important. While looking for black mold may not immediately send you to the ducts, below are three signs that they might be the source of a problem.

Musty Odor While HVAC Runs – If there is enough growth, it will be being to produce a distinct musty odor. If it is in the ducts, the air is circulating through the colony and potentially carrying it to other areas. That usually makes the smell more noticeable as opposed to when it is off and the spores have settled.

Mold on Vents – Microscopic spores can settle on the vents, which can eventually lead to visible signs of a problem. If a musty odor persists but there isn’t any mold on the outside, take the vent off and inspect the backside.

Growth in Appliances – Since there is a good chance the furnace is located in a dark, damp area of the building, it may be the source of the mold issue.

Removal and Cleanup
Clean ducts are important, so ensuring that they are free of fungus growth and relatively clean is necessary. If mold is detected, the removal and cleanup can be a time-consuming challenge. In many cases, it will require taking apart appliances and cleaning the entire system. To ensure the problem is completely eradicated, trust a mold remediation and restoration company to take the hassle out of getting fresh air back.
Dealing with black mold isn’t a fun endeavor. It can also be tricky to locate it. The moment you see signs of trouble, get help that is Faster to Any Size Disaster.

How to Stop a Toilet Overflow

Clogged toilet A common cause for a toilet flood is a clog in the pipes

How to Stop a Toilet Overflow

A toilet overflow is common in commercial facilities in Timberwood Park, TX, and knowing what to do will save property owners the headache of paying to fix the water damage. The types of toilets vary for commercial facilities. Residential toilets are used in multifamily buildings whereas office and retail buildings commonly have commercial-style toilets. Differences between these include:

  • The tank
  • The water supply line
  • The flushing mechanism

Verify which type of toilet is installed before taking the following steps to fix it.

Stop the Water Supply
The first thing to do in case of a toilet overflow is to shut off the water supply. Locate the slotted-head screw to the left or right of the flushometer on a commercial toilet and turn it tightly to shut off the water. The shut-off valve for a residential-style toilet can be located behind the toilet. Shutting off the water supply as soon as you see water accumulating in the bowl will stop a toilet from overflowing.

Clear the Clog
A common cause for a toilet flood is a clog in the pipes. When the draining pipe becomes blocked, the water in the toilet bowl will not drain, causing the water entering the bowl to overfill it. Some clogs require a professional plumber, but most can be cleared with a plunger.

Verify That the Vent Pipe is Not Clogged
The vent pipe ensures that any air in your plumbing system has an exit. It is located on the roof of the building. Gurgling or bubbles coming from the toilet when you flush indicates a clogged vent pipe. When the air becomes trapped in the plumbing system, the pipes will not drain properly, causing the toilet to overflow. This issue is more elaborate and should be addressed by a professional plumber.
A toilet overflow can mean water damage to commercial properties, incurring expenses for owners. Knowing how to act in case of a toilet flood will help you avoid any damages. Call a water damage restoration service to clean the mess of a flooded bathroom and restore any damaged property.

Furniture covered with plastic, storm damage Storm restoration in Stone Oak, TX

Storm damage can occur in a second and take days or weeks to clean up and restore. The duration of cleanup and restoration depends on whether it was necessary to tear out building materials such as drywall and insulation that suffered water damage or replace structural components destroyed by a storm in Stone Oak, TX.

Mitigation Accelerates Restoration

Taking appropriate and timely mitigation measures can expedite cleanup and restoration. A building owner should document the extent of damage before taking any of the following measures:

  • Boarding up breaches
  • Containing leaks
  • Extracting standing water
  • Tarping over roof damage

These measures expedite restoration by limiting the extent of primary storm or water damage to which building materials or contents are exposed. Mitigation may also involve the removal of sensitive items such as electronics for testing, cleaning and repair.

Cleanup Can Take Days
Cleaning up damage caused by wind or water can take hours or days. If the basement of a commercial building has flooded, it may be necessary to pump out water at a slower pace to permit pressure on the walls to equalize. Storm damage cleanup and restoration professionals provide customized estimates and schedules.

Restoration May Take Longer
If it is necessary to tear out contaminated or damaged building materials, cleanup and restoration may take longer. Drywall or insulation saturated with contaminated Category Two gray water or Category Three black water must be removed prior to having the surrounding area disinfected and cannot be replaced until the area has dried.
Property owners should act quickly to mitigate damage after a storm in Stone Oak,TX. Taking steps to mitigate the severity of primary damage or the likelihood of secondary damage could shorten the duration of storm restoration. It is also important to arrange for mitigation, tear out, cleanup and restoration as quickly as possible, especially if a storm has also damaged surrounding structures.

Things You Should Know Before You File Your Next Claim

Commercial insurance policies can be complicated and full of tiny details. The insurance adjuster may not bring up these finer points unless you ask about them.
That is why you should read over your fire damage policy and make sure you understand it. Here are some things you should know before you file your next claim.

1. How Your Coverage Can Change
First, you need to figure out the extent of your insurance coverage. The insurance payouts may be limited depending on the details of your policy and the nature of your business. If you fear your insurance is insufficient, find out how to add more coverage. You should also see if any recent updates to your property have affected the insurance rates.

2. How To Document Damages
Documenting water damage is usually pretty easy. You just take pictures of the harmed items. Fire damage is different, however. A blaze can completely destroy certain equipment and furniture, making the documentation process more difficult.
Contact your bank or insurance company to make sure it has a blueprint of the premises. You should also take “before” photos of the building and keep records of any assets you purchased for the premises.

3. How the Repairs Are Completed

What Is Category 3 Water Damage?

11/7/2020 (Permalink)

Sewage backup in a bathroom Category Three water is contaminated with bacteria, chemicals, sewage, and/or other toxins

Water Damage Categories

No one wants to experience a business flood, but some kinds of floodwater are more destructive than others. Water damage authorities classify water as “clean” (Category One), “gray” (Category Two), or “black” (Category Three). Category Three water has the most damaging potential and requires the most extensive and costly remediation efforts.

Black Water Sources
Category Three water is contaminated with bacteria, chemicals, sewage, and/or other toxins. Some sources of black water include:

  • water from a lake, river, or other “rising” outdoor water source
  • a toilet overflow containing feces
  • a sewage backup
  • storm water or wind-driven rain

Category Three water can also develop from Category Two water which remains untreated for 48 hours or longer.

Safety Precautions
Black water is considered extremely hazardous to humans and to animals. If possible, remain off-site and avoid exposure to Category Three floodwater altogether. If you must enter the business, you will need waterproof gloves, rubber boots, and a splash-proof face shield. Never attempt to clean up this type of water damage yourself. Black water cleanup requires specialized equipment and training and should only be attempted by experienced flood restoration professionals.

Cleanup Procedures
Every second counts when it comes to black water cleanup. Bacteria will soon begin to multiply, and mold growth can spread rapidly throughout your business. Limit this damage as much as possible by calling a professional water damage remediation company in San Antonio, TX, right away. Due to black water’s high toxicity, affected carpets, carpet pads, and sheetrock must be completely removed, along with porous items, such as furniture, curtains and other textiles. Restoration professionals will apply chemical treatments called biocides to most surfaces in your business to kill bacteria and prevent future mold.
Category Three floodwater poses a major health threat and has the potential to cause extensive damage in a short time. Calling a professional cleanup crew is the best way to protect yourself and your business.

Why Do Floods Happen After a Fire?

10/23/2020 (Permalink)

A view of the spreading flames from the Canyon Fire 2 wildfire in Anaheim Hills and the City of Orange Wildfire damage makes an area prone to flooding

Floods are the most costly and frequent natural hazard in the United States. While you might not associate floods with the aftermath of a fire, they are common, especially flash floods after a wildfire in Timberwood Park, TX. Preparing ahead of a disaster, such as by obtaining insurance through FEMA NFIP, is the best strategy.

How Fire Increases the Chance of Flooding

Wildfire damage makes an area prone to flooding by dramatically changing the ground conditions and terrain. Wildfires leave the ground:

  • Charred
  • Barren
  • Unable to absorb water

Normally, vegetation growth absorbs water, diminishing runoff. Once fire damages the ground, it is less able to soak up water. The conditions are right for flash flooding. Residual debris and ash form mud flow, and rainwater collects sediment and soil along its path. This buildup of water and sediment are quite damaging to the property it flows across.

Preparing Ahead Is Important
Planning now for a flood event will prevent some last-minute problems. Keep extra food and supplies in your home in case of an emergency. Discuss evacuation routes with other household members. Keep important documents in a waterproof place. Go through your home and take inventory of possessions. Photos are helpful. Check with your insurance company to review your coverage. Does your policy cover floods? If not, consider adding flood insurance to help cover the costs of cleanup and remediation.
Flooding damage can cost tens of thousands of dollars. Most homeowners' insurance policies do not cover floods; you must obtain flood insurance separately. FEMA NFIP is one affordable option. It is the National Flood Insurance Program offered by the Federal Emergency Management Agency. FEMA can help you understand your risk and find an agent.
While flooding damage after a fire in Timberwood Park, TX, may seem unexpected, it can happen. Be prepared for a flood and take steps now, such as by obtaining insurance through FEMA NFIP, to protect your property.

Collateral Water Damage From Firefighting Efforts Can Be Severe

Collateral Water Damage From Firefighting

Fire is the bane of civilization. Once large cities grew, fire damage was one of the most feared events. Ancient Rome was almost burned to the ground a few times, and even today, around 350,000 structure fires are reported each year in the United States.
Modern firefighting changed the dynamic, though. While there are plenty of structure fires, virtually all of them in cities are successfully quenched before spreading far. Unfortunately, the collateral damage can be extensive in Timberwood Park, TX, especially from water, including

  • Destroyed subflooring
  • Warped structural supports
  • Black mold growth
  • All fabrics and furniture obliterated
  • Drywall and ceiling ruined

Lots of Water!
A tiny fire can be put out with localized water or other extinguisher elements. That’s one reason why it’s so important to have smoke alarms in your house: if you catch it fast, the fire damage is orders of magnitude less.
Once the structure is involved, water damage explodes. A fire hose can discharge 300 gallons per minute! Exceptionally large fires can require 200,000 gallons of water for suppression, although most house fires won’t get that high. Even 10,000 gallons will completely flood a residential home, getting into every crevice, and filling basements.

Other Collateral Damage Is Usually, but Not Always, Lighter
Firefighters may have to rip down walls or cut holes in roofs for their own safety. These effects tend to be minor compared to the mess water creates.
However, in extreme cases with runaway fires, firefighting can involve knocking down buildings to create a firebreak. This is legally allowed and has a long history behind it, but if it’s your home, it always feels unlucky.

Professional Water Cleanup Is Essential
When water damage has reached behind walls or into the flooring, it can’t be repaired by the homeowner. They’ll need a professional company experienced cleaning up a water mess and restoring fire damage.
Fortunately, all damage from fighting the fire is covered by homeowner’s insurance. You can call your restoration company first, and they’ll help walk you through the claims process quickly.

Five Steps To Remove Mold

Most people know that mold can cause damage to homes and belongings. Thus, finding black mold in your Stone Oak, TX, can be a traumatic experience. Mold is found everywhere, including indoors and outdoors. Mold spores travel through the air in undetectable amounts because they are tiny organisms. Mold doesn’t become an issue until there is a moisture problem. If you do encounter mold in your home, here are five steps to remove it.

1. Contact a Restoration Specialist
The first step in mold remediation is contacting a mold restoration specialist. People often mistakenly think that they can spray chlorine bleach to get rid of mold. Complete mold removal is much more complex than this and should be handled by professionals who have the equipment and training to do the job safely and quickly. Black mold can grow and cause significant damage in just 24 hours if moisture is present.

2. Inspection
A mold specialist will start with a complete inspection of your home. Mold can only grow if water is present. Therefore, it’s pertinent that the source of water is found and eliminated. Common water problems include leaks, condensation around windows, and high humidity levels.

3. Containment
Mold spores are naturally found in the air and don’t cause a problem until they are allowed to grow and become more numerous. One of the most important steps when removing mold is not spreading additional spores into the air. Restoration specialists have tools, such as negative air chambers, to accomplish this important step.

4. Removal
Professionals will use various treatments to eliminate black mold. Unfortunately, porous materials will need to be removed from your home and thrown away. Carpet, drywall, and other belongings may need to be replaced.

5. Cleaning and Restoration
The final step is cleaning and restoration. Professionals can clean your non-porous belongings and remove moldy odors. Walls, carpet, and other items that had to be removed are also replaced during the final step.
Mold cleanup involves specific steps that need to be followed. A mold remediation specialist can help remove mold from your Stone Oak, TX, home.

This process varies depending on whether you have a gas or electric models. For a gas model, simply extinguish the pilot light. If you have an electric model, turn off the line in the circuit box that supplies the heater.

2. Designate a Proper Drainage Area and Connect the Hose.
You need to designate an area where you can drain the water. It should be a spot that can handle lots of warm water flow, without running the risk of flooding your property. Connect one end of your garden hose to the drain valve before running the opposite end of the hose into your designated drainage area.

3. Drain Your Tank.
Open your drain valve to let the water out. Allow it to flow for several minutes. During this time, head into your kitchen and turn on the hot water faucet in the sink. This helps the water run more smoothly. After a few minutes, shut off the supply valve. The water flow will gradually begin to slow before it stops altogether. Reopen the drain valve to perform one more quick flush before shutting it off again.

4. Refill the Tank.
Close the valves and turn the water supply back on. Keep an eye on the faucet in your kitchen. Once the water starts running smoothly, you'll know that the heater's tank is full.

5. Reactivate the Heating Element.
Refer to step one to reactivate the power in your heater. You have now performed a successful water heater flush.
Proper water heater maintenance is essential if you wish to keep your device running properly for a long time. For more assistance or information, contact water remediation experts.

Should I Get a Mold Inspection Before Buying a Building?

When Should You Purchase a Mold Inspection Or Not?

Building inspections can be expensive. If you are thinking of purchasing a Timberwood Park, TX, property, you probably have a lot on your mind. You want to be absolutely sure that the property is a smart investment, so the presence of an established mold could be a disaster if you find it too late. You should understand the indicators of mold growth so you can order a mold inspection if you need one.

Problem Areas
Mold is a type of fungus that exists in many environments. Initially, mold spores travel through the air in small quantities until they enter an area with sufficient moisture to develop into a significant colony. While some molds are invisible, they are sometimes detectable by the musty odor they give off. Visible mold tends to accumulate in certain areas that have been exposed to water:

  • Underneath sinks
  • Above and around showers
  • Near windows
  • Underneath broken roofing
  • Humid basements

A building that has suffered water damage from any serious storm event is at risk for a mold problem. Similarly, any space that has been exposed to a burst pipe in its history, has had many previous occupants or has been unoccupied for an extended period may have developed an infestation that warrants your attention.

What to Look For
Obvious signs of mold include colored blotches or patches that develop in moist areas. Although the term black mold is commonly used to describe a troubling type of mold, hazardous molds are not necessarily limited to those that are black in color. Organic, porous surfaces, such as wood or drywall are ideal surfaces on which fungus can develop. Mold can have a variety of signs and appearances, so having a mold inspection done by a professional is always the best way to determine whether a space is truly infested.
When making a decision on whether or not to purchase, mold can easily swing your choice one way or the other. While a mold inspection can feel like an unnecessary expense now, consider that one may save you many times the cost in the long run.

Remember These Steps When Treating a Wet Wooden Floor

Wet wooden floor Water damaged wooden floor in Stone Oak, TX

Clean Your Wooden Floors With The Right Steps

A wooden floor gives your Stone Oak, TX, business a natural, rustic look. However, a pipe burst or spilled water can damage your flooring if it is not treated fast. Once you have dealt with the water source, you should address the damaged floor immediately. Large incidents should be handled by commercial building restoration services, but you can clean up smaller cases with the right steps.

Dry Up the Affected Area
The first step is always to remove all humidity from the wood floor. There are a variety of tools and materials you can use depending on how much water there is, including:

  • Mops
  • Wet vacuums
  • Kitty litter
  • Newspaper or paper towels
  • Neutral powder

Once you remove most of the water, dry the location as much as you can. Encourage air circulation by deploying fans, dehumidifiers and even air conditioning. Avoid using the heater, as the strong temperature can damage the vulnerable wood instead of dry it.

Prevent Mold Growth
The direct damage caused by the pipe burst is known as the primary damage. While it is important to reduce it, you also need to prevent secondary damage such as mold growth. The combination of high humidity and the wood's organic material create the ideal environment for mold to grow and thrive. While drying the area plays a large role in stopping the development, you should also apply the appropriate disinfectants to discourage spores. If you see mold, contact mold remediation specialists.

Treat Damaged Wood
If there is too much water and you are unable to sufficiently dry the floor, it may take a while to recover. Some of the wood in the wet floor can cup and warp out of alignment. If this is a minor case, you can use drying devices both above and below the area to dry it. If the damage is more severe, consult repair technicians.
Spills, leaks or a pipe burst can damage your business's high-quality wood floor. If the affected area is small enough, use these techniques to avoid replacing the wood.

How To Prepare the Exterior of Your Building Before a Storm

9/4/2020 (Permalink)

Ways To Keep The Outside Of Your Building Maintained

Before the next storm arrives in San Antonio, TX, you need to get your commercial property ready. Valuable papers should be secured in waterproof containers, and electronics should be strapped to walls or tables. Yet you cannot forget about the outside of your building as you prepare for the storm. You need to do a building inspection and address any issues in advance.
Ideally, you should perform regular exterior maintenance on your property. This way, any problems will be fixed before it is too late. Below are some tips for keeping the outside of your building maintained.

1. Watch for Damaged Cladding
The exterior cladding can wear down over time. Even extreme changes in weather can affect this part of the property. Loose or misplaced cladding can put your employees' safety at risk and must be addressed right away.

2. Look for Warning Signs
Material corrosion or degradation could be signs that your building is vulnerable to flood damage. Rust stains could be red flags, as well. You may want to hire an exterior maintenance professional who can easily notice other potential trouble spots.

3. Focus on the Windows
Windows can break down quickly, so pay extra attention to them during your inspection. Check the insulation and seals to make sure there are no holes. To keep the windows secure and save money on your energy bills, consider utilizing electrochromic glass or suspended film technology.

4. Look at the Walls
The walls should also be a major focus of your inspection. After all, any weak spots could cause major flooding during the storm. Make sure there are no gaps between the gasket-to-glass connections. If you do suspect that any air or water has infiltrated the walls, find and repair the hole immediately.
Even if you do perform proper exterior maintenance of your building, storm damage may still occur. If the outside or the inside of the property is harmed by a flood or hurricane, restoration and cleanup specialists can assist with the rebuild.

What That Smell From Your Washing Machine Means

What That Smell From Your Washing Machine Means

Nothing is worse than getting ready to wash a large batch of dirty laundry and getting hit by an overpowering smell emitting from your washing machine. That's a mold smell, and it could mean mold is elsewhere in your home, including:

  • The air
  • The walls
  • The pipes

It may be necessary to consult with a Stone Oak, TX, mold remediation specialist to do the following:

Locate the Source
Finding the origin of the mold you smell is critical to containing its spread. Mold containment services can measure the number of mold spores in an environment and track their source by calculating their density. Infrared cameras can detect moisture in walls and ceilings, indicating the presence of mold in those spaces. Often, leaky pipes and clogged gutters are the cause of excess moisture.

Contain the Mold
Once you determine that mold is causing the odor in your washing machine, and you've located its source, you will want to prevent spores from spreading. Although mold-infested structural elements are not replaceable, state-of-the-art dehumidification methods can remove moisture from hard to reach places, inhibiting the spread of mold. Air filtration systems can be employed to address airborne mold spores that have likely spread through the air if you can smell them.

Mold Prevention
A mold remediation company can confirm that it is impossible to avoid mold entirely, but three conditions promote its spread:

  • High humidity
  • Poor airflow
  • Low light

It may seem counter-intuitive to lower the humidity in a washing machine, but this is possible when the machine is not in use. Immediately remove wet clothes and keep the door open to prevents stagnant water and allow the interior chamber to dry thoroughly. Running a cycle with white vinegar followed by baking soda periodically will help get you back to clean, fresh-scented laundry.
If a mold smell suddenly occurs in your home, contact a Stone Oak, TX, mold remediation service immediately.

How To Prepare Your Rental Building for a Hurricane

7/30/2020 (Permalink)

Blue Cape Cod Style Suburban Home with windows and doors boarded up Board up services in San Antonio, TX

Despite their size, buildings in San Antonio, TX are vulnerable to hurricane damage due to

  • High winds
  • Flooding
  • Flying objects
  • Electrical fire

Here are some critical ways for maintenance staff to prepare buildings and tenants for hurricane season and avoid hazardous conditions through disaster-related property management.

Timely Communication

Be sure to collect contact information for each of your units and inform residents about recommended precautions and safety measures. Include instructions for removing objects from balconies, safe use of utilities, emergency contact methods and evacuation procedures. Be aware that tenants with special needs may need help executing these instructions.

Secure Windows and Doors
You can help protect your apartment units and your tenants' property from hurricane damage resulting from powerful wind gusts that carry torrents of rainwater. Install shutters and sealants for windows and balcony doors to prevent floods from leaks and injuries from flying glass due to shattered window panes.

Anticipate Damages
Depending on the severity of a hurricane, your building may suffer damages from flooding, severed wiring, or scattered debris. You will need to know that you can rely upon qualified professionals to handle cleanup and repair, including water extraction, air filtration, or fire-related soot removal. Keeping a phone number for a specialty disaster cleaning service within convenient access can ensure that your building receives prompt attention.

Prepare for the Worst-Case Scenario
Although it is necessary to heed weather warnings, it is often impossible to predict a hurricane's path and intensity with certainty. Therefore, whenever severe weather is predicted, assume that it will be worse than anticipated and plan accordingly. It is better to over-prepare for potential hurricane damage than deal with the devastating consequences of forecast errors, as happened in the case of Hurricane Maria in 2017.
A comprehensive hurricane preparedness plan will ensure the safety of your San Antonio, TX, rental property, and the tenants that reside within it.

Types of Commercial Property Insurance

Examples of Black Water and Why It's so Dangerous

Examples of Black Water and Why It's so Dangerous

Homeowners are likely no strangers to water damage, whether from a leaky sink or a clogged drain. However, few property owners have experience with black water or category 3 water damage. With significant contamination from bacteria, fecal matter, urine or chemicals, always call a water mitigation company in Timberwood Park, TX, to remove the water from your home. There are many potential sources of category three water, but three are more likely.

  1. Sewage backup
  2. External flood
  3. Industrial spills

Sewage Backup
The most common source of heavily contaminated water in residential properties is a sewage backup. Sewage will often back up from the lowest point in your property, so if you have a basement, it may come up from the lowest waste drain. Homeowners unless should never attempt sewage cleanup unless they have experience. However, many states prohibit homeowner cleanup because of the material contamination and disposal process.

External Flood
While an internal flood is more often the cause of black water flooding, external floods can also cause the problem. When rainstorms lead to the flooding of rivers, lakes and other water sources, moving inland, they often overwhelm the sewer systems. Natural floods quickly mix with wastewater, transforming a gray water source into category three.

Industrial Spills
A level three water category refers to the contaminants in the water and the hazard to humans. Industrial or chemical spills can reach the highest contamination levels, and while many of these spills occur in manufacturing facilities, residential properties can experience them too. Many people have garages or basements filled with cleaning chemicals, paints, gasoline and other items. While these items are fine stored separately, they can become volatile when mixed in a freshwater source.
Black water is the most contaminated form of flooding. Do not touch or wade through this water type. Contact a professional water mitigation service to remove the water and restore your property.

Cleaning Different Surfaces After Fire Damage In Beverly Hills

Fires deposit a lot of soot and other smoke debris on various surfaces. Most of this debris concentrates on walls and the ceiling of the Beverly Hills property affected by the fire. When a fire burns, smoke-filled air rises because it is less dense than the cold air in the surroundings. This forces cooler air near the ceiling to flow downwards creating convection currents. This explains why most of the smoke residue settles on the ceiling and upper sections of the walls. By following the right procedures, removing such debris becomes easier.

Different approaches can help when cleaning fire damage in San Antonio. The method chosen might depend on the kind of finish on the surface. Typical finishes include paint, acoustic plaster, acoustic tile, textured plaster or metallic tile. Walls might also have fabrics, wallpaper, carpeting or flocking as covers but these are rarely used in ceilings. To ensure good results from the cleaning exercise, our SERVPRO technicians pretest the affected area for cleanability. We consider the soiling type to decide whether it requires wet or dry cleaning.

If a moderately soiled ceiling with non-greasy residue, dry cleaning is sufficient. This works for all types of ceiling materials. If there is heavy dry ash or medium-to-heavy oily residue on the ceiling, wet cleaning is the best. This method works well especially for metal and wood ceilings, or those with a paint finish. Our SERVPRO technicians also use peroxide active cleaning on textured, blown ceilings because highly aggressive wet cleaning can dissolve such finishes.

When choosing the cleaning process, it is crucial to put into account the steps that follow. If the surface requires repainting once the cleanup process is complete, the procedure followed is different from cleaning as a final step. When "cleaning for paint" our SERVPRO team focuses on removing all loose residues and neutralizing the acids in smoke deposits.

Cleaning a fire damaged property can be a tedious task. Call SERVPRO of Stone Oak at (210)-858-9696 any time. We’re Faster to Any Size Disaster.

Eliminating Mildew Through Proactive Measures

5/4/2020 (Permalink)

Mold. Aspergillus. The finger of the hand points to the black fungus on the white wall. Mildew buildup in a San Antonio, TX home

Eliminating Mildew Through Proactive Measures

The potential for household mold has been a growing concern for decades. As evidence, a 2001 National Association of Realtors publication named mold the “disclosure du jour in residential real estate.” Though mold can bloom anywhere, the bathroom hosts an especially inviting environment. What's more, an ongoing humidity problem will encourage the spread of a related fungus, bathroom mildew; if unchecked, this condition will likely lead to an explosion of black mold, necessitating an extensive mold cleanup.

Mildew Prevention
Mildew is less invasive than mold in that it grows on top of surfaces, rather than through and behind them. You can prevent mildew buildup relatively easily in your San Antonio, TX, home by enlisting a combination of increasingly involved bathroom-related actions:

  • Wipe down wet shower areas
  • Remove damp towels
  • Open windows
  • Clean and disinfect
  • Repair leaking plumbing
  • Install a ventilation fan

Additionally, if your budget allows for a whole-house process, consider adding an air conditioner to help keep bathroom mildew at bay. Air conditioners pull warm air across cold pipes, cooling the air in turn. Most importantly, the process also dehumidifies the air. Air conditioners work effectively where the climate is moist.

Avoiding Swamp Coolers
It is worth noting that some homeowners choose to cool rooms using swamp coolers (also called evaporative coolers) where the climate is dry. Swamp coolers move dry air across wet pads, creating cooling evaporation. Because this action adds moist air to the room, the swamp cooler is not an effective tool for limiting mildew. Also, you need to inspect and maintain the unit consistently to ensure it does not drip condensation or leak water, issues that can lead to new mold concerns.

Consistent Action
Take appropriate action to control bathroom mildew effectively. Be aware, though, that if you are not vigilant, mold can begin to spread within 48 hours in areas of excess moisture. Thus, if you struggle to eliminate a recurring humidity problem, seek the advice and the services of an expert mold remediation specialist to protect your dwelling.

Mold Prevention and Removal

Dehumidifier with the words DID YOU KNOW? Use a dehumidifier in your home to dry mold

Mold is a problem for many homeowners. Fortunately, knowing how to prevent and treat mold growth can help keep your Timberwood Park, TX, home in good condition.

Mold Prevention

Mold needs only three things to survive: water, food, and warmth. Most homes are sufficiently warm and have an abundance of food sources. Therefore, keeping your home dry is the best way to prevent a mold infestation. The following are a few ways to make sure your home is too dry for mold:

  • Use dehumidifiers
  • Repair leaks
  • Clean up flooding

Indoor humidity should be kept below 50% if possible. Water, whether from leaks, spills, or flooding, should be cleaned up promptly. In addition to keeping your home dry, you can also use mold-resistant products such as special paints and fabrics.

Mold Removal
Even the most conscientious homeowners can experience mold growth. If this happens to your home, the best thing you can do is act quickly to keep the mold from spreading. You should also take precautions to contain the mold while you remove it. In many cases, turning off the HVAC will be sufficient, but in more serious cases it may be necessary to use negative air chambers or other advanced techniques to keep the mold from spreading. HEPA air purifiers also help contain the mold by capturing the airborne spores before they land somewhere else. Once the mold is contained, you can start cleaning. The surface you are cleaning and the type of mold will determine the cleaner that you should use. If porous items are infested, it may be necessary to throw them away. A specialist can help you determine what is and is not salvageable.
Discovering mold growth in your home can be very stressful, and proper remediation can be difficult. Fortunately, an experienced restoration service can help you get your home back to pre-mold conditions quickly and safely.

3 Reasons Business Insurance Is the Right Investment

Water damage hit your establishment. That busted line drenched everything, leaving you with one big, soggy mess. Some proprietors might see this as overwhelming. As a business owner in Timberwood Park, TX, though, you understand that life isn't simple. In fact, you are prepared to tackle the tough times, pushing through to see the light at the end of the tunnel. This doesn't mean you have to accept that you're alone in the journey. With the right business insurance, you can survive this chaos, receiving the financial support needed.

1. Proper Cleanup Is Important
Business insurance may not pay for external flooding, such as a storm, but it does often cover pipe trouble which can be complicated and costly. The broken pipes affect your store, possibly creating strange odors, fungus growth, and rotten drywall. That's a lot to deal with. Therefore, when you file a claim, part of the agreement is that the insurer covers for the services of a water restoration company, experts who know how to effectively dry and sanitize the space. Using this assistance saves you the headache of additional complications down the road.
2. Specialized Testing Ensures Effectiveness
Water damage lurks in places you may not see. Trying to fix it on your own could mean missing possible complications. Your agency asks that the remediation team to inspect and test before and after the process, initially locating any hazardous situations and then providing final documentation that your place is ready to open back up.
3. Property Replacement Is Possible
As you move through the stages of water cleanup, you'll find that some possessions are not salvageable. Working with the experts, they can advise on what needs content cleaning procedures and what needs to go to the curb. While disposing of items may seem painful, business insurance usually pays for the replacements.
Water damage isn't something to tackle individually. Assistance is available when you hold the right business insurance policy.

Techniques That Do Not Work for Mold Cleanup

5/4/2020 (Permalink)

Mold containment. Plastic barrier on a door Mold remediation job in Stone Oak, TX

If you find yourself with a mold problem in Stone Oak, TX, you want the most effective treatments for a lasting fungus cleanup. The wrong treatment will just waste time and money and will give the mold spores time to spread throughout your building. Or, the problem will return just when you thought things were getting better. A professional mold remediation team has the training, equipment, and cleaning agents to take care of mold effectively. Once the problem is stopped, the mold shouldn't return unless another instance of water damage happens to your business.

Mold Cleaning Methods To Avoid

A do-it-yourself approach to fungus cleanup often falls short for a number of reasons. Mold testing should be conducted and interpreted by a certified environmental technician and taken to an approved laboratory. Many common cleaning agents are not effective in the fight against mold. Plus, cleaning should be applied in a systematic and professional manner, in accordance with the highest standards of the cleaning and restoration industry. Here are a few methods used to cleanup mold that could backfire:

  • The use of bleach. While this often will kill mold it is not approved by the EPA as a biocide.
  • The improper use of ventilation. Using fans and opening windows will often just result in spreading mold spores
  • The incomplete cleaning of surfaces. In some cases, materials affected by mold will need to be replaced.

Mold Cleaning by Professionals
A thorough fungus cleanup begins with an inspection and assessment of the problem, followed by a plan of action. Advanced techniques such as thermal imaging and moisture detection alert technicians to hidden areas of mold. Mold containment uses physical barriers and negative air chambers to prevent spread. Mold removal employs air scrubbers and HEPA vacuums to capture mold spores out of the area. Approved, powerful, and safe cleaning agents wipe down impacted surfaces. Finally, complete restoration treats odors and replaces damaged belongings.

Maintenance is an important part of prevention! Stuff gets old, it breaks, and can fail. When plumbing or water management equipment in your commercial facility fails, the results of water damage restoration can add up very quickly.

Doing a routine inspection is important. Routinely inspect all visible plumbing, test basement sump pumps, check exterior gutters and downspouts, muck out drainage ditches and storm drains and ensure roof structures are in good repair. Good property maintenance can lop off a big chunk of commercial water damage risk, so don’t cut corners on repairs.

Crucial Tip:

A key part of any emergency plan is knowing how to get the help you need when you need it. SERVPRO of Stone Oak is a company that business owners can trust when faced with scary, costly commercial water damage. If your business is disturbed by water damage, call SERVPRO of Stone Oak at 210-858-9696 or email us at SERVPROstoneoak@gmail.com and get peace of mind during uncertain times.

Protect Your Business from Interruptive Commercial Water Damage:

2/17/2020 (Permalink)

Your family depends on your business, and so do your employees, as well as your customers and community. The thought of commercial water damage caused by extreme weather or plumbing failure is scary. But you don’t have to be scared. A little planning and a few precautions will help you breathe a little easier, knowing you’re ready for any commercial water damage contingency,

Commercial Water Damage Tip: Think it Through

Start by asking yourself, “What if?”

That’s a powerful question when it comes to reducing commercial water damage risk. For instance, what if a water main bursts and floods your office? This always leads to more questions, such as how will you ensure the safety of your employees and customers? Or how will you prevent or eliminate business disruptions that might result in cash flow problems? How will you communicate with employees during emergencies or periods of disruption (say, when a pipe bursts and requires the main power to be shut off during repairs)? Make notes of your answers to all your questions, because organizing this information is the basis for the next key step in preventing and minimizing commercial water damage: making a plan.

Fire Damage can be Devastating.

Property restoration companies can arrive on site and begin the process of cleaning up the mess. Restoration contractors can restore the inside and outside of the home by providing cosmetic cleanup services in a fraction of the time that a homeowner can perform the work. The key is to act fast and call a cleanup company as soon as possible. Let SERVPRO of Stone Oak help you out during a difficult time. Call us 210-858-9696 or email SERVPROstoneoak@gmail.com.

  1. Smoking in the home is the leading cause of fire deaths. If you smoke you, should do it outside. Always make sure you use a sturdy ashtray and don’t toss cigars or cigarettes into the bushes or leaves.
  2. Cooking fires are another leading cause of home fires. You should never pour water on a grease fire, always keep flammable items such as paper, oven mitts, towels and utensils away from the stove. Always make sure you keep an extinguisher in your kitchen.
  3. Heaters are another leading cause of home fires in the winter. So always remember to keep blankets, clothes curtains and furniture away from heaters. And make sure your smoke alarms are always working.

Electrical Fires and How to Prevent Them!

6/5/2019 (Permalink)

If you do happen to end up with fire damage in your home or business, call SERVPRO of Stone Oak to request a free quote!

Many San Antonio homeowners do not fully understand the electrical network throughout their homes. While most occupants can appreciate the plug and use mentality of outlets, they fail to understand how they work and their limitations for specific over-sized items, or their ability to fail in dangerous ways when they are improperly used.

Preventing dangerous situations in your home is a priority to most families, and this begins with better understanding the limitations and restraints of your electrical systems. To prevent situations like fire damages in your San Antonio residence, it is a good idea to educate yourself about how you can be more safety-conscious about electrical consumption and improper usages.

One of the first things that a homeowner needs to consider when it comes to their electrical outlets in their home is that they only get rated for a specific amount of available power. This misunderstanding has required our SERVPRO technicians to respond to emergencies in residences and commercial structures alike. Trying to get more out of this individual stations than what they can provide under-powers the devices you have plugged in and can overload the outlet itself, causing sparks and combustion.

Another situation that our SERVPRO fire restoration team has seen is improper usage of outlets. Many homeowners mistakenly believe that because their home is grounded with a wire outside, that this protects all of the outlets, whether they have a grounding slot or not. Unless the individual who installed your electrical system physically connected your outlets to this grounding rod via the fuse box, some of your power outlets could remain unprotected. Using three-pronged appliances and devices with a converter for a two-pronged outlet provides no protection, and power surges can and do ignite fires. GFCI, ground fault circuit interrupters are often used in water accessible areas like bathrooms and kitchens to help prevent the chance of shocks or electrocution.

A better understanding of the safety guidelines and limitations of your residential electrical system can help you to prevent fires and disasters in your home. If these situations have already occurred, trust our SERVPRO of Stone Oak fire restoration specialists to help you clean up the mess and get your home back to preloss conditions quickly. Give us a call 24/7 at (210) 858-9696.

Flood Insurance, Do you need it?

5/10/2019 (Permalink)

Even if you have a loss and you are not covered, mitigation is still necessary. SERVPRO of Stone Oak also has financing options available!

When it comes to your homeowner’s insurance policy sometimes it is hard to know exactly what to look for when checking your coverage.  Many times, the average consumer doesn’t consider all the variables and the multitude of “what if’s” that could occur and cause damage to their home.  SERVPRO of Stone Oak wants to help you make sure you are covered BEFORE disaster strikes. It is important to know that most water damage policies do not typically cover you in the case of a flooding event from an external source, such as a storm. An overwhelming majority of policies do not provide coverage for flood damage that is incurred from “rising water”. This term is how most insurance companies will differentiate whether water damage is covered under the policy.  Rising water would be determined to be flood damage and most often only covered if you bought an additional flood policy.  Other water damage that would be covered would be water that filled the home as the result of a collapsed roof, broken windows etc.  If you aren’t sure of what your homeowner’s policy covers, we strongly encourage you to contact your agent today and ask questions.

What is "Black Water?"

4/19/2019 (Permalink)

Black water may not always look like the flooding in this photo, sometimes it may appear as a few inches of water in your home after intense rainfall.

If a flood comes to your home in San Antonio, Texas you may wonder how safe it is to wade into the water. Many people believe that because rain caused the water damage, it is completely safe to touch.

However, this is a dangerous assumption, because it could be black/Category 3 water.

The Institute of Inspection, Cleaning, and Remediation Certification classifies water into these three categories:

  • Clean - Category 1
  • Gray - Category 2
  • Black - Category 3

Each of these types of water carries different risks. Clean water is typically safe for human consumption. Gray water has been used since its last filtering so it has the possibility of being contaminated. The third categorization is more dangerous to people and animals. Unless and until an authority declares the flood water as clean, you should assume it is black water. Learn precisely what that means below:

What Is It?

The classification of water as “black” means that it has come into contact with harmful elements such as raw sewage. This rating means the water may contain all kinds of dangerous microbes, including bacteria, mold, fungi, and viruses. In some cases, such as a hurricane, that water can also carry unseen debris that could harm you and your family.

Why Is Flood Water Classified This Way?

When water enters your home after heavy rains, it’s not just water from the sky. Water damage also comes from overflowing sewage. That sewage can mix with the rainwater and contaminate everything it touches.

What Should Homeowners Do?

If you have water in your home after a storm, do not wade into it unless doing so is necessary. It is also important to dry out the area as soon as possible. That water can spread disease and cause mold growth.

It’s essential to call an experienced restoration company in San Antonio, Texas as quickly as possible after water damage or flooding occurs. Be sure to have a professional rid your home of the black water as soon as you can to keep you and your family safe.

Can bleach get rid of mold?

3/26/2019 (Permalink)

Black mold can cause some serious health effects, and as soon as it is noticed, it needs to be properly removed.

It doesn’t take too much of a search to try and find DIY ways to get rid of mold on your own, but what many people seldom realize that attempting to clean mold yourself is usually dangerous and ineffective. The most common DIY remedy available is bleach, which has some common misconceptions as to how well it will remove mold.

Most people ask: Will bleach remove the mold? And the answer is not a simple yes or no. Mold can be removed with bleach. But only on completely impermeable surfaces like on a bathtub or shower tiles. The issue is that mold loves to grow on more porous surfaces, and the bleach does not completely kill all of the mold in those surfaces. Mold spreads roots (called Mycelia and Hyphae) deep into porous surfaces, and while the bleach MIGHT kill the mold on the surface, it will not completely rid you of the problem.

When dealing with something that can cause some adverse health effects, it is best to leave the job to a certified, experienced, and professional like SERVPRO of Stone Oak. If you have found mold in your home, give us a call today to see how we can help! (210)-858-9696

How to Avoid Mold After a Water Loss:

2/20/2019 (Permalink)

Mold damage may not seem like a huge concern after a water damage, but if left unchecked it can create a much larger problem.

Take Precautions

When you are faced with a water loss, whether it is a pipe leak or a bathtub overflow, failing to act quickly or can greatly increase your chances for having secondary damage. Did you know that mold is more likely to grow after a water loss if the damage goes left unchecked or isn’t dried down properly for more than 24-48 hours? SERVPRO of Stone Oak professionals handle water damage every day and know prompt action is required to prevent mold growth. Organic materials found inside buildings, such as wood, paper, drywall and insulation are perfect food sources for mold to flourish. If your property has sustained recent water damage, it’s vital to remove excess water and dry the structure promptly and properly, as well as to keep the following in mind:

  • The key to mold control is moisture control.
  • Do not blow air across any surfaces with suspected or visible mold growth.
  • Do not attempt to dry or clean the area yourself.
  • Make sure you stay out of any area that you suspect has mold growth.

Remember: The best way to avoid mold damage after a water loss is to act fast!

If you think you have a mold problem, or a water loss has recently occurred at your residence or business and you are worried about mold or water damage, call SERVPRO of Stone Oak (210)-858-9696 so that we can help ease your mind and keep your property in tip-top shape!

More Information About Mold!

2/20/2019 (Permalink)

Mold can begin to grow in a home in as little as 48 hours after a water loss. If left alone, it can spread to a home-wide problem.

Microscopic mold spores naturally occur almost everywhere, both outdoors and indoors. This makes it impossible to remove all mold from a home or business. Therefore, mold remediation reduces the mold spore count back to its natural or baseline level. Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Mold exists everywhere, it only becomes toxic when there are elevated levels in a home. licensed remediation companies such as SERVPRO of Stone Oak remediate the mold down  to a level that is safe, preventing as much damage as possible.

Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

If your home or business has a mold problem, we can inspect and assess your property and use our specialized training, equipment, and expertise to remediate your mold infestation.

Why is SERVPRO Green?

2/1/2019 (Permalink)

It’s hard to miss our green service vehicles as they drive through your local community.

But where did the green color come from?

In the early 1970s, the founders of SERVPRO® used a color chip paint sample chart to identify the most eye-catching color.  It was a highly technical process.  The founders showed the chart to as many people as they could and asked, “Which color on this chart would be impossible to miss?”  By a wide margin, the color most identified was 1970 rally green, a color used on Porsche 911 automobiles.

Now used on entire fleets of vehicles in every SERVPRO franchise across the nation from production vans to disaster recovery storm trailers, our vehicles are here to help, 24/7.

Protecting Your Business From Cold Weather Conditions

2/1/2019 (Permalink)

With winter here, now is the time to start thinking about how you can protect your business from cold weather conditions.  Protecting your customers, clients and employees is one critical component you need to consider. Snow and ice create dangerous hazards for businesses, since many people often slip and fall on untreated, icy surfaces.  To prevent injuries, you can follow these key steps by Travelers Insurance to eliminate this winter hazard.

  • Create and implement a snow and ice removal plan.  This includes determining who is responsible for carrying out the plan. Responsibilities include hiring contractors or choosing your own personnel, ensuring that snow is removed and salt is placed on walkways as well as proper claim handling procedures.
  • Assign someone the task of monitoring weather conditions, walkways and the effectiveness of the snow and ice removal.
  • Record removal activities in a log.  The log should include names and dates along with the amount of snow and ice, temperature and the removal process.
  •  Investigate any injuries immediately

Using your Plan

Be aware of uneven surfaces and areas with high traffic.  Clean up after ice melt.  When piling snow, try not to block visibility around corners.  In addition, use warning signs and lights for more protection.  Be aware of refreezing, and check that your drains do not spread water onto walkways.

Lastly, check with your municipality with your location’s specific regulations on treating weather conditions.

These steps will keep anyone who visits your business safe from harm.  If you experience a more drastic winter storm event such as frozen pipes, call SERVPRO of Stone Oak at (210) 858-9696.  We can handle winter disasters for you.

2/1/2019 (Permalink)

Having a fire is incredibly stressful, after ensuring that your family is safe, call SERVPRO of Stone Oak so we can do what we do best!

If your home or office is hit with a fire, SERVPRO of Stone Oak in San Antonio, TX, recommends taking some basic safety measures before occupying your building again. While you’re waiting for the fire damage restoration service to arrive, follow these tips to protect your belongings and prevent injuries to your loved ones:

  • Avoid Using Electricity: A house fire can damage your electrical system, making it extremely dangerous to operate lighting fixtures and appliances. To avoid being electrocuted, hold off until the fire restoration experts have completed restoring your interior.
  • Vacate the Premises: After a fire breaks out in a home, there’s no telling how much soot and ash has entered the ventilation system. Instead of continuing to live in your house, SERVPRO of Stone Oak encourages you to find other accommodations until the fire damage crew is finished.
  • Purchase New Food: In addition to the soot and ash in the air, fires can cause foods to spoil, making them unfit to eat. It’s wise to avoid salvaging anything.
  • Wait to Clean: There’s no need in deep cleaning your carpets, upholstery, or floors until fire restoration is finished. Not only will you be risking your health, but the fire restoration company may need to replace or remove certain materials.

Knowing who to call after a disaster can be difficult, it can be hard to know where to start. To schedule fire damage restoration work, call SERVPRO of Stone Oak at (210) 858-9696.

Remembering Harvey

8/17/2018 (Permalink)

Hurricane Harvey dropped more than 20 Trillion Gallons of water on Texas and Louisiana last August. As the anniversary of the immense devastation that wrecked the Gulf Coast last year looms, we remember those whose lives were drastically changed by catastrophe. Houston as a city pushes on, to rebuild and to remember, and to honor those who are no longer with us. Not only will we remember the devastation, but we will also remember those who put those into harms way just to help the victims with nowhere to go. The amount of support that came from surrounding areas was immense, and we should all take a moment to thank those people as well. Altogether Hurricane Harvey changed so many people's lives and wrecked so much damage, and as this anniversary passes, let us take a moment to think of the victims, as well as the survivors of this tragedy.

Summer Fun & Cookout Tips

8/4/2018 (Permalink)

Summer Cookouts is everyone's favorite passtime, but it can also be a major fire hazzard.

General grilling tips:

  •  Propane and charcoal BBQ grills should only be used outdoors.
  • The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches.
  • Keep children and pets away from the grill area.
  • Keep your grill clean by removing grease or fat buildup from the grills and in trays below the grill.
  • Never leave your grill unattended.

Before you use your grill:

  •  Check the major connection points between the gas (propane) tank hose and the regulator and cylinder, and where the hose connects to the burners. Tighten if loose.
  • Check the gas (propane) tank hose for the potential (gas) leaks. To do that:
    • Apply a light soap and water solution to the hose using a brush or spray bottle.
    • Turn the propane tank on. If there is a gas leak, the propane will release bubbles around the hose (big enough to see).
    • If there are no bubbles, your grill is safe to use.
  • If there are bubbles, turn off the tank and check connections, then have your grill serviced by a professional before using it again.
  • If the leak doesn’t stop, call the fire department immediately.

When the grill is on:

  • As you are cooking, if you smell gas, turn off the gas tank and burners.
  • If the leak stops immediately, get the grill serviced by a professional before using it again.
  • If the smell continues, move away from the grill and call the fire department immediately. Do not move the grill.

On average, 8,900 home fires are started by grilling accidents each year. Grill smart and you can make sure that your home isn't one of them.

What is Secondary Damage?

7/17/2018 (Permalink)

Something even as simple as a small pipe leak can cause secondary damage that could have to force you to tear out all affected cabinetry and drywall.

After water leaks or flood damage, if not properly dried and treated, a home or business can develop mold from the moisture left on: wood, tile, carpeting, windows, concrete, and/or other materials/items that were affected. Sometimes mold can grow in as little as 24-48 hours of not being dried down properly, creating secondary damage.

Have you had secondary damage as a result of an incorrectly handled water loss? Call us today and see how we can help!

SERVPRO of Stone Oak strives to prevent secondary damage every time we remediate water damage. How do we do this? Building material and flooring are dried and treated to prevent mold and other allergens/contaminates using specialized equipment and cleaning products.

Should you ever suffer water damage due to: a water heater leak, sink overflow, fire, refrigerator leak, excessive rain, storm damage, leaky roof, flood damage, or any other reason water has invaded your home or business, please know that SERVPRO of Stone Oak is here to help!

Hurricanes are coming!

6/29/2018 (Permalink)

A hurricane is a type of storm called a tropical cyclone, which forms over tropical or subtropical waters according to the National Ocean Service.

The hurricane season is upon us, so be sure to pay attention to the news when they begin to announce what storms have formed and what their trajectories are. Although there is not much you can do to stop a storm from heading your direction, there is plenty that you can do to help prevent additional damage to your home if you are in the hurricane's path. According to the Office of Disaster Preparedness and Emergency Management, here are some things you should be doing at the beginning of every hurricane season.

  • Keep handy a supply of lumber, plywood, timber, etc. for battening down purposes.
  • Check thoroughly the roof of your house, hurricane shutters, hooks and latches and repair where necessary.
  • Trim trees that touch power lines or hang over the house and other buildings.
  • Have simple first-aid equipment such as iodine, bandages, eye lotion, etc. at home.
  • Latch down securely all small buildings in the yard such as outdoor kitchens, pit latrines, tool sheds, barns, etc.
  • Keep the number for a great, professional, experienced restoration company on hand and somewhere safe, that way you can contact us if you end up needing our services.

These tips will not prevent any damage from a hurricane from occurring at all, but they can definitely help mitigate that damage that could possibly occur and help save you money in the process! Not everyone is in a storm’s pathway, but if you are, please, be sure to take precautions and be on alert this hurricane season! If you do happen to live in a storm-ridden area take these recommendations into consideration and ensure that you have someone there when you need them.

5 Effective Ways to Prevent Water Loss:

6/19/2018 (Permalink)

This home was flooded as a result of a bathtub overflow, which is why you should never leave a faucet running if you are not watching it.

Although the summer is upon us and we are now experiencing our usual summer heatwave, water damage preparation should not be pushed out of your mind just because there is not a heavy amount of rainfall. Most water damage claims in fact, are not caused or related to heavy rain at all, and are typically an issue that comes from a malfunction in an appliance, bathtub, toilet, etc. With that being said, what can you do to prevent a water-related loss? Here are 5 effective ways to help prevent water losses:

1. Checking the water bill

One might not know where there is a leak due to the numerous water pipes hidden behind walls and in the floors in the building until the damage is done. That's why it's advisable to keep a close eye on the monthly water bill. If it is getting unusually high, it's a good sign that there may be a leak somewhere that may cause water in home to overflow.

2. Use a drain snake instead of unclogging chemicals

Clogs will always be there no matter what. People often go for powerful chemical drain cleaners to get things moving again. But as convenient as they may be, those caustic chemicals eat away at pipes. Over-reliance on them could cause more flood damage when doing water cleanup. For that reason, owning a drain snake is a good solution to clear away clogs. They’re affordable and can be found at hardware stores.

3. Avoid pouring grease down the sink

Avoid pouring grease down the kitchen sink even if it is flushed down with hot or cold water. The grease could still conceal and cling to the pipes, causing some grave flood damage and blockage. Breaking down the grease with detergent before a water clean-up may be a mitigation procedure but does not guarantee that it’ll prevent the oil from sticking to the pipes.

4. Don't leave the room after you've turned on the water, especially full force in the bathtub or a sink.

While it may not be for very long, running the water and leaving the room is a common cause for many water losses of a great scale. Many people turn on the bathtub and fall asleep, or begin the dishes and forget, causing water to flood an entire home very quickly, and if not extracted immediately, it can cause immense damage.

5. Know and follow the recommended maintenance procedures for your appliances

Water heater and other appliance related losses are very common, and a great way to help prevent them, although they may be unexpected at times, there are little things you can do to help prevent water losses, such as periodically draining the water heater to clean out the sediment at the bottom of the tank.

In the even that you or a loved one does have a water loss, or you need information on what to do if one happens, feel free to call SERVPRO of Stone Oak at (210)-858-9696.

Firework Safety Tips:

6/15/2018 (Permalink)

Fireworks can be one of the best memories of a great holiday like Fourth of July, as long as they are used in a safe manner.

This time of year everyone is preparing for the fourth of July festivities, getting the meat for the BBQ, reserving picnic spots, and rounding up the family for a fun holiday celebrating Independence day the right way! The one thing to remember is that everyone also needs to ensure that they are being safe and responsible when using fireworks too.

According to the National Fire Protection Association, in 2013, fireworks caused an estimated 15,600 reported fires in the U.S.  with more than one-quarter (28%) of fires started by fireworks in 2009-2013 were reported on Independence Day. No one wants to rain on the parade, but it is always better to be prepared for the worst so everyone can have an enjoyable and worry-free time this Independence day. Take a quick look at the link below, provided by the National Council of Firework Safety, for tips to help factor into your holiday planning.

Preparation is Key!

5/31/2018 (Permalink)

Pictured is Beltway 8 in Houston, Texas after the immense flooding during Hurricane Harvey.

While it isn’t quite the hurricane season yet, it is still a great time to consider how well protected your home is. With floods being one of the most common natural disasters in the country, it is always a good idea to be prepared in the case that your home could be flooded. Here is a list of questions to ask yourself very quickly:

  • Do you know your flood risk?
  • Does your family have a contingency plan in place in the event that your home is flooded?
  • Do you have flood insurance?

The main thing to know, is that floods do not just happen as a result of a hurricane, or because you live near a body of water. While certain factors can make you more likely to be at risk, it is good to know that floods can happen anywhere, at any time. They can be caused by a whole list of factors, and often occur suddenly, causing immense amounts of damage. This is why planning ahead in the event of a flood is the best idea, so that you know who to call and you can get a jumpstart of the long process of remediation. No one wants to consider the possibility of having their home involved in a flood event, but it is always better to be prepared for anything instead of caught off-guard. For more information on how to prepare yourself for the upcoming hurricane season, take a look at Ready.gov's webpage on flooding. If you or your family has a home that was involved in a flood event, call (210)-858-9696 to see how we can help!

All About Mold

5/10/2018 (Permalink)

Mold can spread rapidly after a water loss, and can cause devastating damage, especially if it is left unchecked!

Mold can be a sneaky, invisible, intruder, growing behind and around what you can see on the surface. Exposure to mold can cause allergies, skin irritation, and a host of other health problems. If you don’t know very much about what you’re up against, here are some basic facts about mold:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Common Types of mold are:
    • Cladosporium
    • Penicillium
    • Alternaria
    • Aspergillus
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.

For more information, Check out the EPA’s Interactive Mold House Tour!

Mold remediation is a serious job that is best handled by the results of a professional mold inspector, followed up by a licensed mold remediation specialist. A home owner is unlikely to have access to all of the specialized equipment needed to complete such a task. With specialized equipment used and the expertise shown by the professional team at SERVPRO of Stone Oak, insurance companies trust our team when their policy holders experience a water loss.

Water Damage at a San Antonio Business

3/14/2018 (Permalink)

Our technician was able to arrive on site just in time to save the beautiful wood floors that were in the bathroom at this senior care facility.

This water loss occurred at a senior care facility in the Shavano Park, TX. One of the toilet supply lines burst, and SERVPRO of Stone Oak was quick to arrive on scene.

Remediating a Water Loss on Commercial Properties Presents unique Challenges

When we arrived our technician noticed that there were 6 severely affected rooms, but there was no extensive damage thanks to our expedient arrival on scene. The main concern of the business owner, was that they would not have to evacuate the facility and relocate the residents while we worked to make sure the area was dried down properly. Thanks to our experience working with commercial facilities, we were able to allow the facility to continue day to day operations, so that they could care for their residents and there was no income that was lost for the company. Had the mobilization time been much slower, this senior care facility could have ended up with much more extensive work needing to be performed, causing them to have to deal with business interruptions and a much more costly remediation bill.

GOT MOLD?

2/21/2018 (Permalink)

This home was affected by a severe mold infestation that was left to spread throughout the home.

If you find mold in your home it can be cause for a bit of panic. There is good news: not all mold is bad; in fact, mold is everywhere! Molds occur naturally throughout the world and are present in nearly every environment. The main cause for concern is when mold invades your home.  As well as the possible health effects, mold in a home can cause expensive damage to the materials used to build your home, give off a very musty odor, and not to mention, it is just unsightly! Not only are these things reason enough to have it removed, and more importantly, by a professional. Too many times homeowners attempt to clean up a mold problem by spraying bleach on the area and wiping it up, but if cleanup was done improperly, the mold has a higher chance of spreading and causing even greater damage. It is important to work with an expert mold remediation contractor when it comes to ridding your home in San Antonio, Texas of mold. 2/20/2018 (Permalink)

Who are you going to call?

2/20/2018 (Permalink)

Everyone has heard of Stop. Drop. and Roll!, but does your family have a plan in case there is a fire? Where are all of your important documents? Do your kids know to check the door to see if it is hot before they open it? Do you know your insurance policy number?

These are some of the most important things to consider in the event that disaster strikes. But once you’ve secured all of your valuables and your family’s safety, who do you call to help with the repairs on your home? Choosing a restoration company for fire cleanup is the most important task at-hand after a fire. Many companies offer fire cleanup services, but some fail to provide efficient and effective services. Water Loss in San Antonio, Texas

1/30/2018 (Permalink)

During photo of the injectidry system that dried down the insulation inside interior walls

This water loss occurred because of a pipe leak inside the homeowner's wet bar. The water spread from the bar into the living room and affected 7 rooms in total.
The living room had carpet so our crew extracted the water from there before starting any work. We then set equipment and let it run for 3 days. Most of the drywall was dry after 3 days besides some interior walls that we discovered had insulation inside when we drilled small holes into the walls. Once that was discovered, we set an injectidry for a day. That method dried all of the drywall down as well as the insulation with no problem.

Does Your San Antonio Home Have A Mold Problem?

11/16/2017 (Permalink)

In San Antonio, mold can spread through a home in as little as 48 hours.

Flood and wind damage in Port Aransas, Texas

11/3/2017 (Permalink)

Downstairs living room affected by the flood caused by Hurricane Harvey.

Port Aransas, Texas was hit very hard by Hurricane Harvey, so there were many people that needed the help of SERVPRO. SERVPRO of Stone Oak made it to that area after being in Houston for 2 weeks helping out the people there.

This particular house got hit with the flood on the first floor, and then wind damage got the second story pretty badly. The drywall required two foot flood cuts on the first floor along with drying equipment to dry the studs down. The second floor just required drying equipment because it was not affected by actual flood water.

SERVPRO of Stone Oak is quick to respond to disaster situations no matter where they happen in the United States.

Mold infestation in an apartment complex in San Antonio, Texas

11/1/2017 (Permalink)

In San Antonio, Texas, mold can spread through a home in as little as 48 hours.

Flooded basement in Saginaw, Michigan

10/31/2017 (Permalink)

Flooded basement in Saginaw, Michigan as a result of a recent storm

Michigan got hit with a bad flood affecting many people's houses, so SERVPRO of Stone Oak was quick to respond and help out many people that were in need. The well trained crew worked diligently and made sure to meet all of the customers expectations.

The crew worked on many basements that were flooded out as well as demoing full houses. Most of the basements still had water inside of them so extraction of the water was the first step that needed to be done. After the water was extracted the crew had to demo the items that were ruined such as cabinets and drywall. Drying equipment was then placed to dry down the floor and concrete or cinder block walls. The last step that was done was the spraying down of antimicrobial to ensure no mold could possibly form.

The administrator of the school was very content with the work that was done and the timeliness it was constructed.

Flooded house resulting from Hurricane Harvey

10/20/2017 (Permalink)

Post mitigation photo of flood damage resulting from Hurricane Harvey

Hurricane Harvey was a terrible disaster that affected many houses, especially in the Houston area. SERVPRO of Stone Oak was one of the first respondents to the catastrophic event showing up to the Houston area as soon as most of the flood water had receded. The well trained technicians along with temporary laborers worked diligently to help the many people in need. Two foot flood cuts were necessary throughout every house as well as removing the affected flooring such as carpet, laminate and hardwood floors. Once the flood cuts were made and the affected flooring was removed the crew then proceeded to set the proper drying equipment to dry down all of the studs so no mold would have the chance to grow. After the drying process was complete antimicrobial was then sprayed on all of the studs to ensure to the customer that there was no microbial growth to worry about. Customer satisfaction is the number one priority for SERVPRO of Stone Oak which is the reason why so many people were asking for the professional assistance.

Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Before restoration begins, SERVPRO of Stone Oak will test the soot to determine which type of smoke damage occurred. The cleaning procedures will then be based on the information identified during pretesting. Here is some additional information:

Wet Smoke – Plastic and Rubber

  • Low heat, smoldering, pungent odor, sticky, smeary. Smoke webs are more difficult to clean.

Dry Smoke – Paper and Wood

  • Fast burning, high temperatures, heat rises therefore smoke rises.

Protein Fire Residue – Produced by evaporation of material rather than from a fire

  • Virtually invisible, discolors paints and varnishes, extreme pungent odor.

Severe Water Damage in San Antonio, TX

Standing water in San Antonio home due to a toilet supply line failure.

A toilet water supply line break caused this home to flood in San Antonio, TX. SERVPRO of Stone Oak was called in to clean up the water damage and help make it "Like it never even happened."

The plumbing industry is in agreement that high quality stainless steel toilet supply lines are much more durable and less likely to break as opposed to rubber toilet supply lines. Keep this in mind when evaluating the current condition of your toilet supply lines.

Water Damage Loss Prevention and Maintenance Tips: Toilets

  • Inspect the water supply line hoses every 6 months.
  • If the bowl or tank begins to overflow, turn off the water at the supply valve.
  • The fill valve should shut off when the float reaches the proper water level.
  • Ensure the connection to the valve is secure.
  • Operate the valve to make sure the water supply will shut off. Replace if needed.
